Are you thinking about moving—but not sure where to start?

Recently, SourcePoint hosted a New Home Builds program led by Janet Baxendale of Keller Williams Capital Partners, featuring local builders who shared insights into new home options in Delaware County and what to consider when choosing a house that will support you as you age. The program featured presentations from Deb White of K. Hovnanian Homes, Glenn First of D.R. Horton Homes, and Kate Panico of Fischer Homes. Each builder shared a look at communities across the region, from 55+ developments to neighborhoods that offer flexibility for a range of lifestyles.  As Jan guided the discussion, her perspective reinforced that finding the right home is about more than the house—it’s about making informed decisions along the way.

If you’re considering a move, it’s important to think beyond square footage and focus on how your home will function over time. Universal Design features like no-step entries, wider doorways, walk-in showers, and good lighting can make a home safer and easier to navigate. First-floor living—where the bedroom, bathroom, kitchen, and laundry are all on one level—can also make a significant difference in your ability to remain comfortable and independent as your needs change.

Many newer communities in Delaware County are designed with convenience in mind. Maintenance-free living, which often includes lawn care, snow removal, and exterior upkeep, can reduce the physical demands of homeownership and free up time for other priorities. But, it’s important to remember that these services are typically tied to HOA fees, which can vary depending on the level of amenities offered and may change over time.

Amenities themselves play a meaningful role in overall well-being. Access to walking trails, fitness spaces, and community gathering areas can help support an active and connected lifestyle. At the same time, location remains just as important as the home itself. Proximity to healthcare, grocery stores, and everyday destinations, along with walkability and access to outdoor spaces, can have a lasting impact on quality of life. Being close to friends and family is another factor many people prioritize when making a move.

K. Hovnanian highlighted Four Seasons at Addison Farms, a 55+ community in Delaware designed to combine low-maintenance living with built-in amenities and opportunities for connection.

D.R. Horton showcased communities like Kintner Crossing in Sunbury and Park View near Delaware, offering a variety of home styles and price points without age restrictions.

Fischer Homes emphasized flexible designs that blend convenience and space, including homes with first-floor primary living and additional room for guests or hobbies in the Stockdale Farms community.
